Plenty of managers quote a low headline rate and then bill separately for lease renewals and rent increases. Those are covered here. A few things genuinely are extra, and they are listed below rather than left for you to find on an invoice.

The 12-step screen
One bad tenant costs more than ten years of management fees.
An LTB hearing in Ontario can take the better part of a year before you see a resolution, and every month of it is rent you will not collect. That is the whole reason our screen is as heavy as it is — we would rather lose a week finding the right applicant than lose a year removing the wrong one.

Rental Guarantee Program
If your tenant leaves in year one, we replace them free.
Your tenant's rent is guaranteed for the first year. If circumstances change — a job loss, a relocation — we find you a new tenant at no extra cost. You do not pay a second placement fee to fix a placement we recommended.

Finding the tenant
One month's rent, once — and the unit is filled properly.
Placement is a separate one-time fee, charged only when a tenant signs. It is handled by RE/MAX Plus City Team agents who lease in these buildings every week, so the rent is set against real comparables rather than a guess.

Two ways to work with us
Place the tenant yourself, or hand over the whole thing.
Some owners only want help finding the right tenant and are happy to take the calls themselves. Others never want to hear about a leaking dishwasher again. Both are fine.

Living abroad? The CRA paperwork is the part that bites.
If you own a Canadian rental and live outside Canada, the CRA expects a 25% withholding remitted every month, plus an NR4 each year — and an NR6 if you want the withholding calculated on net rather than gross rent. Miss it and the penalties compound quietly until someone notices.
